Cedar is the rural country south of Nanaimo, and within a short drive it changes from river flats to second-growth forest to rocky shoreline. That spread is why roof moss here does not follow one pattern. A house down near the Nanaimo River grows it for different reasons than a cabin in the trees at Yellow Point, and the cleanup and the follow-up should differ to match.

How moss differs across Cedar

Cedar village and South Wellington. Much of this ground sits low along the river. On calm fall and winter mornings fog settles in the valley and can hang until late morning, leaving roofs wet even on days without rain. Moss here tends to spread evenly across the whole slope rather than clumping in one corner.

Yellow Point. Acreage under Douglas fir, western red cedar and bigleaf maple, with lakes such as Quennell and Holden tucked into the forest. A roof surrounded by tall trees gets little winter sun on any side, and needles collect in the valleys and along the lower courses where moss roots fastest.

Cedar-by-the-Sea. Homes along the shoreline face open water and take the wind. The weather side often stays fairly clean. The sheltered side, especially under arbutus or fir left standing on the bank, is where the thick growth starts.

Cassidy. Flatter land near the airport with more fields and fewer trees, so house roofs here get more sun. Moss shows up instead on hay sheds, older outbuildings and any slope that faces north.

Roofs that fill a water tank

Plenty of Cedar properties are on wells, and some top up a cistern or a garden tank from the roof. If your roof drains to stored water, that changes how we finish the job. The moss itself comes off by hand with plastic scrapers and soft brushes, the same as anywhere, and goes into bags rather than down the downspout. What we change is the step after. A moss treatment and zinc strips both send residue off the roof with the next rain, so on a catchment roof we leave them out unless you have checked with whoever looks after your system. Barns, shops and the shake you don’t look at

A typical Yellow Point or Cassidy lot has more roof on it than the house. Barns, hay sheds and workshops are often the oldest buildings on the property, and some still carry their original cedar shake. Nobody climbs up to look, so moss builds for years and holds water against the wood. We clear shake gently and open the gaps between rows so air can move, as set out on our cedar shake roofs page.

Newer shops are more often steel, and clearing one is usually a short job we can add to the house.

The ground around the buildings

The same damp that greens a roof works on concrete at ground level. A shop apron, a paver patio on the shaded side of the house or a set of steps down to the water can turn slick from October onward. What to tell us when you ask for a quote

A few details let us price a Cedar property accurately the first time. Tell us how many buildings have moss on them and what each roof is made of, and whether any of them fill a water tank. Mention a gate code, a long or soft driveway, or animals we should know about. Two or three photos taken from the ground are enough to start, and you can send them through our contact page.

Our drinking water comes off the roof. Can you still remove the moss?

Yes, and it is worth saying so when you book. We take the moss off by hand and bag it, so nothing has to be sprayed for the main job. What needs care is anything applied afterward: we skip the follow-up treatment and leave zinc strips off a catchment roof unless you have confirmed it suits your system. Disconnect or divert the tank inlet before we start, and leave it diverted until a good rain has rinsed the roof.

The old barn still has a cedar shake roof. Is it worth clearing?

Sometimes. If most shakes are still thick and lying flat, getting the moss off and letting the wood dry can buy that roof several more years. If they are split, cupped or so thin you can see daylight through them from inside, clearing moss will not save it, and we will tell you so before you pay for the work.

We live on the water at Cedar-by-the-Sea. Doesn't the salt air stop moss?

Not in any way you can rely on. Salt spray reaches the first row of houses in a storm, but for most of the wet season the roof just sees mild, damp air and steady rain, which suits moss fine. Waterfront roofs tend to grow it on the side facing away from the wind, under any trees left between the house and the bank.

When is a good time to book on the low ground near the river?

Late spring to early fall, when the fog burns off by mid-morning and the roof has the rest of the day to dry. Damp shingles are slippery and soak up treatment poorly, so in the wetter months we watch the forecast and move the date rather than work on a wet slope.

We keep horses and chickens near the barn. Will that be a problem?

No, just tell us beforehand. We bag the moss as it comes down and take it away with us, so nothing is left in a paddock or a run. Let us know which gates need to stay shut and where animals will be on the day, and we keep ladders and bags well clear of them.
