Nanoose Bay is one of the drier corners of the mid-island coast. Summers here can run for weeks without rain, and a lot of the peninsula is bare rock with thin soil, arbutus and Garry oak. Visitors sometimes assume moss is not much of a problem on these roofs. It is, but it grows in pockets rather than evenly, and the pockets are predictable once you know where to look.

Nanoose Bay is an unincorporated area within the Regional District of Nanaimo, and our crew works across all of it: Fairwinds and Schooner Cove, Powder Point, Beachcomber, Red Gap, the slopes around Notch Hill and the forested lots up Northwest Bay Road toward Enos Lake. On most Nanoose houses the job is roof moss removal, done by hand with no high pressure on the shingles.

Where moss settles on a Nanoose roof

On a house with no big trees over it, the moss follows the shadows. These are the places we check first when we walk a property:

  • The north faces. From November to February the sun stays low over the southern sky. A slope pointed away from it can stay wet for days after a front passes, and that is almost always where the thickest cushions sit.
  • Under deck overhangs and upper storeys. Many view homes step down a slope, with a lower roof tucked beneath a deck or a taller wall. That lower roof gets little light and less wind.
  • Beside rock faces. A house cut into a bluff often has one side a few metres from bare stone. Water seeps down the rock all winter and the air on that side stays cool.
  • Along valleys and behind chimneys. Debris collects where two slopes meet, holds moisture, and gives spores a bed to root in.

Fog and the morning damp off the Strait add to it. On fall mornings the water side of a roof can stay beaded for hours, which suits lichen and the dark algae streaks that show up on lighter shingles. Those streaks are a wash-down job rather than a scraping job, and our roof cleaning service handles them with low pressure and a soft wash.

How it works

Getting Your Roof Moss Removal Booked

Simple from start to finish. Tell us about your roof, get a straightforward quote, and let us do the climbing.

1

Tell us about your roof

A few details are all we need.

Send us your address, the number of storeys, what the roof is made of if you know, and how much moss you can see from the ground—plus any trees hanging over it.

2

Get your quote

We price your roof, not a generic house.

Pitch, height, roofing material, how thick the moss is and how we get up there all matter. You'll have a clear quote before we start.

3

We clear the roof

You stay on the ground.

We lift the moss off by hand, brush the courses clean, treat the roof where it helps, and bag the moss and take it with us. Any washing is a low-pressure soft wash, and high pressure never touches your shingles.

4

You know what we found

We'll let you know if we spot something.

Lifted shingles? A cracked shake? Worn granules or tired flashing? We'll give you a straightforward heads-up.

That's it.

  • You tell us about the roof.
  • We give you a clear quote.
  • We take the moss off.
  • You get one less chore to worry about.

Inland, the problem changes

Head up Northwest Bay Road or into the lots around Enos Lake and the arbutus gives way to Douglas fir and western red cedar. Here the canopy, not the slope, decides things. Roofs under those trees take needles and cedar sprays all year, drip long after a shower, and can carry a full green mat from the ridge to the eave rather than a few patches. These are the houses where a full demossing day makes sense: scraping and brushing every course, bagging what comes off, then a treatment once the roof is bare.

Detached garages and workshops under the same trees often look worse than the house, because nobody has been up to check them. We can clear those on the same visit.

Roof types we see here

Most houses in Nanoose Bay have asphalt shingles, and moss lifts their lower edges and lets water creep underneath. Some of the older view homes still have cedar shakes, which stay soft and start to rot when moss keeps them wet; our cedar shake roofs page covers how we treat them. Metal is common on newer builds and outbuildings.

Why choose us

Why choose us for moss removal in nanoose bay

We map the damp faces

On a Nanoose house the moss is rarely everywhere. We find the shaded slopes and quote for those, not for roof you do not need touched.

No high pressure on any roof

Asphalt, cedar and metal are cleared with plastic scrapers and soft brushes. We wash at low pressure by default; higher pressure is kept for concrete driveways and walkways that need it.

Five years on mid-island roofs

We have cleared moss since 2021, on bluff homes and forest lots alike, so we know how differently the two behave.

Insured, WCB, and we make it right

We carry insurance and WCB coverage for roof work. If something we did is not right, we come back and fix it.

Stone steps, decks and walkways

A lot of Nanoose lots have steep paths, stone steps and long drives down to the house. Wherever a path runs under trees or along the shaded side of a building, moss turns it slick by midwinter. Our driveway and sidewalk moss removal service handles those, and it pairs easily with a roof visit. Clumps that drop into the gutters while we work are picked out before we leave.

Got questions?

Nanoose Bay moss removal FAQ

Our house is on open rock with hardly a tree near it. Why is there moss on the roof?

Usually because one face of the roof never fully dries in winter. Wind off the Strait carries spores everywhere, and a north-facing slope or the strip under a deck overhang stays cool and damp long enough for them to take hold. Open lots on the peninsula tend to grow scattered cushions and lichen rather than a full mat, which is quicker work and often priced lower than a roof under heavy fir.

Can you work on our roof while we are away for the winter?

Yes. Moss removal happens entirely outside, so nobody needs to be home. We just need to know how to reach the yard, whether any outbuildings have alarms, and what sits below the eaves that could be damaged by falling clumps. We tarp beds and decks before we start, and we send photos and a note when the job is finished.

Is it worth having the moss taken off an older cedar shake roof?

That depends on how much wood is left. Shakes that are still thick and lying flat usually have years in them once the moss is gone and they can dry between rains. Shakes that are split, cupped or worn paper thin will show it as soon as the moss comes off. We look before we quote and tell you honestly which kind you have. Our cedar shake page explains what we check.

Our Fairwinds strata wants the whole complex done. Can you quote that?

Yes. We can walk the buildings with a council member or the property manager, note which roof faces need full removal and which need only a treatment, and give one quote for the lot. Owners of single homes anywhere in Nanoose Bay can book with us directly as well.

Will the moss come back after you clear it?

Over time, yes. The shade and the damp that grew it are still there, and spores keep arriving. A treatment after the clean, zinc strips near the ridge and trimming any limb that rests on the roof all slow regrowth a great deal. On a sunny Nanoose lot that can mean several clean years; under thick fir, plan on checking it more often.
