Parksville catches more sun than most of the east coast of the island. The mountains to the west take much of the Pacific rain before it arrives, and the town’s summers are long and dry. A roof here does not go green just from the climate. It goes green because of something particular to the lot: a stand of fir, a north-facing slope, a low pitch that drains slowly, or a pile of maple leaves that sat in a valley all winter.

Along the Englishman River. The river corridor grows broadleaf trees: bigleaf maple, red alder and black cottonwood. Maple leaves fall in a heavy drop in late fall, settle on a roof and rot down into a damp layer that moss loves. Cottonwood fluff adds to it in spring. Homes near the riverbank tend to collect moss in the low spots rather than across the whole roof.

Downtown, Parksville Bay and Craig Bay. Closer to the water the lots are more open, and the sun reaches most roofs. Here we see more lichen and dark algae streaks than heavy moss, often encouraged by damp marine air rolling off the tidal flats in fall. The low ranchers

Much of Parksville was built out in single-level homes with long, shallow roofs, most of them roofed in asphalt shingles. A low pitch is the quiet cause of a lot of the moss we see here. Water moves off it slowly, needles stay where they fall, and the lower edge stays damp well into the morning. Moss works under the shingle tabs, lifts them and holds water against the granules. Our roof is in full sun most of the day. Why is it turning green and black?

On a sunny Parksville roof the culprit is often not moss at all. Grey-green lichen crusts and black streaks of algae grow happily on open slopes, and moss then takes hold wherever needles or leaf litter pile up, such as valleys, the uphill side of a chimney or the strip above a skylight. We look closely before quoting and tell you which you have. Lichen and streaking are handled by roof cleaning, while the cushions in the valleys come off by hand.

We have a low-slope rancher. Does the shallow pitch change anything?

It changes how the roof sheds water. A shallow slope drains more slowly, so every shower leaves the shingles damp for longer, and debris tends to sit where it lands instead of washing down. That is why low roofs here can grow more moss than a steeper roof next door. For the work itself, a gentle pitch lets us move around with care and clear the whole surface by hand, slope by slope, with no high pressure on the shingles.

We go south for part of the winter. Do we need to be home?

No. The work happens on the roof and around the outside of the house, so all we need is access to the yard and a note about gates or pets. The clean itself can be done while you are away. If you also want a treatment, that is booked for a dry stretch in late spring or summer, because fall rain rinses it off before it can work. We let you know what we cleared and anything we spotted on the roof when the job is done.

Our strata complex wants every building done together. Can you do that?
