Coombs is a farm and forest community on the Alberni Highway, inland from Parksville, with Hilliers further west and Errington to the south. Most homes here were built on acreage, and plenty of them sit in a clearing cut out of second-growth Douglas fir, western red cedar and bigleaf maple. That clearing is the reason so many Coombs roofs turn green.

Summer sun, winter shade

Stand in a Coombs yard in July and the roof looks like it gets plenty of light. The sun is high, it clears the treetops for most of the day, and the shingles bake. In late December the picture is completely different. At this latitude the noon sun only climbs about 17 degrees above the horizon, and a 30-metre fir at that angle casts a shadow close to 100 metres long. A stand of trees well back from the south side of the house can keep the roof in shade for the whole of the wet season.

That is when moss grows. It does its growing between October and April, when the rain is steady and the roof never fully dries, and that is exactly the stretch when a clearing gets the least sun. So a roof that looked fine all summer can carry thick cushions by spring, often on the south slope as well as the north.

Being away from the water adds to it. Coombs does not get the moderating effect of the Strait the way the shoreline towns do, so cold nights bring frost and heavy dew, and on a shaded roof that moisture can sit on the shingles until well into the afternoon.

A roof-by-roof walk around the property

Rural lots carry more than one roof, and each one needs something different. On a typical Coombs visit we look at:

  • The house. Most are asphalt shingle, where moss works its way under the tabs and lifts them. We clear it with hand scrapers and soft brushes, then treat what is left in the granules. The full method is on our roof moss removal page.
  • Older cedar shake. Some older homes around Coombs still have shakes. Moss holds water against the wood and the butt ends start to rot, so we work with the grain and flag any shakes that have gone soft. Our cedar shake roofs page explains what we look for.
  • Low-pitch roofs. Additions, carports and manufactured homes often have a shallow slope, and debris sits where it lands instead of washing off. These grow moss faster than the steep roof beside them.
  • Shops and barns. Many are metal. Moss and lichen take hold along the seams, at the ridge cap and wherever needles pile up against a vent. We clear these from safe footing rather than walking wet panels, as covered on our tile and metal roofs page.

Moss on a Coombs property rarely stops at the eaves. The concrete pad in front of a shop door, the paver path from the house to the garden and the steps down from a back porch all sit in the same shade and turn slick by November. Under a canopy this close, moss comes back, and nobody should promise otherwise. What changes is how fast. A follow-up treatment before the growth thickens, zinc strips along the ridge and a few lower limbs taken off the south-side trees all help. Our moss treatment and prevention visits are set to how quickly your roof greens up again, which we can judge after the first clean.

Moss clumps also drop into the gutters while we work, and we lift those out of the trough and bag them before we leave.

Coombs moss removal questions

Is it worth clearing moss off a shop or barn roof, or only the house?

It depends on what the building is worth to you and what it is roofed with. A shingled shop holding tools or a vehicle deserves the same care as the house, because moss under the tabs lets water through to whatever is stored below. A metal barn roof is tougher, but packed moss along the seams and around the fasteners holds water against the panels, so it is still worth taking off. A lean-to with a few years left in it may not be worth the money, and we will say so when we quote.

We collect rainwater off the roof for the garden. Does that change anything?

Yes, so tell us before the visit. The moss comes off by hand either way. A roof that fills a barrel or tank gets no treatment and no zinc strip unless you have confirmed they suit how you use the water, and the downspouts feeding it should stay disconnected or diverted until a good rain has rinsed the roof. We will point out which downspouts drain which slopes, so you know which ones to switch over.

Do we have to cut down the trees around the house to stop the moss?

Usually not. The trees that matter most are the ones on the south side, because they block the low winter sun. Lifting the lower limbs or thinning one or two of those can let real light onto the roof between November and February. We do not cut trees ourselves, but we can tell you which ones are casting the shade and dropping the debris, so you can talk to an arborist with a clear idea of what you want.

When is the best time of year to book in Coombs?

Late summer into early fall, while the roof is dry and the moss lets go easily. Inland here, fall mornings often start with frost or heavy dew on the shingles, so in October we plan Coombs roofs for later in the day, once the surface has dried enough to work on safely.
